Market Update - A Local Perspective

New Castle County, DE

New Castle County  experienced a 7.2% increase in the number of sold homes for the first month of 2017 compared to 2016 and a 3.1% decrease in the median price of sold homes, from $214,300 to $207,700. The number of homes that went under contract in the first month of 2017 increased 12.8% from 2016.

Kent County, DE

For the first month of 2017, Kent County experienced a 21.1% increase in the number of sold homes compared to 2016 and a 1.7% decrease in the median sales price from $193,236 to $189,950. The number of homes that went under contract in the first month of 2017 increased 29.4% from 2016.

Sussex County, DE

For the first month of 2017, Sussex County experienced a 12.1% increase in the number of sold homes compared to 2016 and no change in the median sales price of $245,000. The number of homes that went under contract in the first month of 2017 increased 42.4% from 2016.

Southern Chester County, PA

Southern Chester County  experienced a 16.7% increase in the number of sold homes in the first month of 2016 compared to 2015 and an 8.7% decrease in the median price of sold homes, from $352,500 to $322,000. The number of homes that went under contract in the first month of 2016 decreased 34.2% from 2015.

Cecil County, MD

For the first month of 2016, Cecil County experienced an 8.5% increase in the number of sold homes compared to 2015 and an increase in the median sales price of 0.4%; from $185,250 to $186,000. The number of homes that went under contract in the first month of 2016 increased 10.4% from 2015.
