Market Update - A Local Perspective

New Castle County, DE

New Castle County  experienced a 5.2% increase in the number of sold homes for the first nine months of 2016 compared to 2015 and 0.4% increase in the median price of sold homes from $218,217 to $219,000. The number of homes that went under contract in the first 9 months of 2016 increased 2.5% from 2015.

Kent County, DE

For the first nine months of 2016, Kent County experienced a 1.6% increase in the number of sold homes compared to 2015 and a 4.7% increase in the median sales price from $190,000 to $199,000. The number of homes that went under contract in the first 9 months of 2016 increased 4.3% from 2015.

Sussex County, DE

For the first 9 months of 2016, Sussex County experienced a 2.4% increase in the number of sold homes compared to 2015 and a 2.0% increase in the median sales price from $245,000 to $249,900. The number of homes that went under contract in the first nine months of 2016 increased 6.4% from 2015.

Southern Chester County, PA

Southern Chester County  experienced a 10.0% decrease in the number of sold homes in the first nine months of 2016 compared to 2015 and there was a 3.4% decrease in the median sales price from $352,000 to $340,000. The number of homes that went under contract in the first 9 months of 2016 decreased 11.2% from 2015.

Cecil County, MD

For the first nine months of 2016, Cecil County experienced a 15.3% increase in the number of sold homes compared to 2015 and an increase in the median sales price of 0.4%; from $199,000 to $199,750. The number of homes that went under contract in the first 9 months of 2016 increased 9.6% from 2015.
