Scheduling an Appointment with Patterson-Schwartz Property Management

Properties are shown by appointment only; if occupied, up to 48 hours' notice is required. Before scheduling an appointment to see a property, we will order a summary of your credit report to confirm your existing credit and/or loan accounts are in good standing. For this, we require full name, current address, social security number, date of birth and payment of a non-refundable $10 pre-qualification fee (cash, check or credit card) for each prospective tenant. The credit report summary is valid for three months, and during that period you may look at other properties listed by our company.

It is a prerequisite to have a good credit score and, as a matter of our business practice, we use a credit score of 550 as our cutoff for that purpose. If you believe that you meet or exceed that threshold, we will move forward with our pre-qualification process.  If you believe that you are not at that level, it is very unlikely that you would be approved, but we will, if you insist, pre-qualify you for purposes of considering rental properties. Please understand that you will not qualify if your score is below this threshold. 

Please drive by the property prior to the appointment to ensure the location is acceptable. A Patterson-Schwartz agent assigned by our Property Management staff will meet you at the property at the agreed time. If you miss the appointment without proper notification (at least 4 hours prior), there is a $25 charge to reschedule. After you’ve seen the property, if you choose to make an application, the $10 pre-qualification fee will be applied to your $50 application fee, which is non-refundable.

Multiple Properties

If you wish to schedule showings of more than one property, and the properties are in the same complex/subdivision, they may be seen in a single appointment. Otherwise, there is an hourly fee of $25 (for any part of an hour, including travel time) to show multiple properties. If you lease a Patterson-Schwartz property, showing fees will be refunded (up to 10% of the monthly rent.)

Application

All prospective tenants must complete a rental application (max. two applicants per form.) There is a non-refundable fee of $50.00 to process an application (including $10 pre-qualification fee described above.)

All parties desiring occupancy must view the property (by appointment with a Patterson-Schwartz or co-broker agent) prior to submitting a signed application. If it's not possible for all parties to view the property, a notarized "Authorization to View" must be submitted by the party(ies) not available. (An "Authorization to View" may not be acceptable to some owners.)

We require two recent original paystubs per applicant, and all information on paystubs must be readily verifiable. Copies will be accepted with a faxed/e-mailed application; originals must be presented within two (2) business days.

If starting a new job, please provide an original "offer letter" on company letterhead, verifying job title, start date, salary, and supervisor name and contact information; if employed less than six months, please provide an original letter on company letterhead, verifying job title, start date, salary, and supervisor name and contact information. All phone numbers provided must be landlines; cell phone numbers are not accepted for employment verification.

If you do not have credit references and/or have been employed less than six months, the property owner may accept a co-signer. A co-signer must be employed and reside in the state the property is located.

Please read all inclusions and exclusions concerning the property; special requests should be made in writing, and will be presented to the owner with the application. Processing time for an application is typically 3-5 working days, assuming landlords/employers return calls promptly. Incomplete applications will not be processed; please ensure that all fields are completed.

Applications are submitted to owners by PSA property managers. The sales associate showing the property does not negotiate the rental agreement. The property owner makes the final decision to accept or reject an application.

Income Requirements

An applicant's income must meet the individual property owner's requirements. If there are multiple applicants, all applicants' incomes may be combined.

Pets

The property owner dictates the pet policy for the particular unit. If the rental property description indicates no pets, the owner will not consider pets. If the owner indicates that pets will be considered, it normally means one pet, although we will seek the permission of the owner (prior to processing the application) if you have more than one. A pet deposit is required.
